Why Barking Surveyors?

Surveyors in Barking Who Actually Know Your Streets

We've surveyed hundreds of properties throughout Barking and Dagenham — from Victorian terraces near Barking Park to new-build flats at Barking Riverside. We know the local clay soil that causes subsidence. We know which streets flood. And we know exactly what to look for in a 1920s semi that an out-of-town firm simply wouldn't.

Our surveyors are RICS-regulated and RPSA-accredited. That means every property survey we write meets the highest professional standards in the UK. You'll get a clear, plain-English report — not a confusing document stuffed with legal jargon.

  • Truly Independent Advice

We work for you — not the estate agent, not the developer, not the mortgage lender.

  • Clear Reports, Plain English

Our homebuyer reports use a simple traffic-light system. Red = serious. Amber = watch. Green = fine.

  • Save Thousands on Your Purchase

A typical survey helps buyers renegotiate the price or get repairs done before moving in.

  • Fast Turnaround

Most reports delivered within 3–5 working days. We won't hold up your sale.

What Barking Homebuyers Say About Us

"We were buying a Victorian terrace near Barking Park and James spotted serious damp in the back bedroom that the estate agent never mentioned. His report helped us renegotiate £12,000 off the asking price. Worth every penny!"

Sophie M. Barking, IG11

"Brilliant service from start to finish. The Level 3 building survey on our Dagenham semi was incredibly detailed. Sarah explained everything in plain English on a call afterwards — something no other surveyor I've used has ever done."

Ravi A. Dagenham, RM10

"Used Barking Surveyors for a snagging survey on my new build at Barking Riverside. They found 47 defects — things the developer's inspector missed. The developer fixed them all before we completed. Incredible value."

Kemi O. Barking Riverside, IG11

"As a first-time buyer I was completely out of my depth. David walked me through the whole party wall process with my neighbour. Very patient, very professional. I'd recommend Barking Surveyors without hesitation."

Tom W. Barking, IG11

"Quick, thorough and honest. The RICS homebuyer report came back in 4 days and flagged the subsidence risk we'd suspected. Saved us from making a very expensive mistake."

Priya B. Ilford, IG1

"Our mortgage valuation came back low, but after James's full survey and his detailed report, we had everything we needed to challenge it. He really went above and beyond."

Marcus H. Romford, RM1
Common Questions

Frequently Asked Questions About Surveying Services in Barking

A Level 2 RICS Homebuyer Survey is a mid-level inspection suited to standard homes in reasonable condition. It uses a traffic-light rating system to flag issues and is ideal for post-1930s houses and flats. A Level 3 Building Survey (formerly called a full structural survey) is a far more detailed inspection, recommended for Victorian terraces, older properties, or any home that's been significantly extended or altered. If you're buying a property in Barking built before 1920, we nearly always recommend the Level 3.

Survey fees depend on the type of survey, the size of the property, and its age. As a general guide, a Level 2 homebuyer report starts from around £400 for a standard two-bedroom flat in Barking. A Level 3 building survey for a three-bedroom Victorian terrace typically starts from £600–£700. We'll give you a fixed quote upfront — no surprises. Contact us for an exact quote.

Absolutely — and this is one of the most practical benefits of a survey. If our report identifies significant issues like damp, structural movement, or outdated wiring, you have solid grounds to renegotiate the price with the seller. In one recent case in Barking, a client used our Level 3 building survey report to renegotiate £15,000 off a Victorian terrace after we identified widespread rising damp and failed lintel over the bay window. The cost of the survey paid for itself many times over.

In most cases, yes. Under the Party Wall etc. Act 1996, if your loft conversion involves cutting into the party wall or building a flank wall on the boundary, you must serve a Party Wall Notice on your neighbours at least two months before work starts. If your neighbour agrees in writing, you can proceed. If they dissent, both parties appoint surveyors to agree an Award. Our party wall surveyors handle this throughout Barking and Dagenham — it's much simpler than it sounds.

Our core area is the London Borough of Barking and Dagenham, including Barking town centre, Barking Riverside, Dagenham, Chadwell Heath, and Becontree. We also cover much of East London including Ilford, Romford, East Ham, Stratford, Beckton, and beyond. For larger or commercial projects, we cover London and the Home Counties. See our full coverage area.

The on-site inspection typically takes between 2 and 4 hours depending on the size and condition of the property. A Level 3 building survey on a large Victorian terrace might take 4–5 hours. You don't need to attend — we work directly with the estate agent to arrange access. The written report is usually ready within 3–5 working days of the inspection.

No — and this is a very important distinction. A mortgage valuation is carried out by the lender's surveyor to protect the bank's interests. It is not a condition report on the property. It may be a drive-by or desk-based assessment. It tells the lender whether the property is adequate security for the loan — it does not tell you whether the roof is about to fail or whether there's rising damp in the cellar. You need your own independent survey for that.
