It uses a traffic-light rating system to flag issues and is ideal for post-1930s houses and flats. A Level 3 Building Survey (formerly called a full structural survey) is a far more detailed inspection, recommended for Victorian terraces, older properties, or any home that's been significantly extended or altered. No — and this is a very important distinction. A mortgage valuation is carried out by the lender's surveyor to protect the bank's interests. It is not a condition report on the property. It may be a drive-by or desk-based assessment. It tells the lender whether the property is adequate security for the loan — it does not tell you whether the roof is about to fail or whether there's rising damp in the cellar. You need your own independent survey for that.
