The RICS Level 2 Homebuyer Survey — formerly called the Homebuyer Report — is the most commonly used residential survey in England and Wales. If you've been told to "get a homebuyer's survey", this is usually what people mean. But what does it actually cover? And is it the right choice for your property in Barking?

What Is the RICS Level 2 Survey?
The RICS Level 2 Homebuyer Survey is a mid-level inspection carried out by a RICS-accredited surveyor in line with the RICS Home Survey Standard (2021). It's designed for conventional residential properties — typically post-1930s homes in reasonable condition that don't show obvious major defects.
The survey assesses the condition of the property using a traffic-light rating system:
- Condition 1 (Green) — No repair is currently needed. The property element is performing adequately and only normal maintenance is required.
- Condition 2 (Amber) — Defects that need repairing or replacing but are not considered to be either serious or urgent. Estimate the cost and include the work in a maintenance schedule.

What Does a Level 2 Survey Cover?

What the Level 2 Survey Does NOT Cover

The Level 2 vs Level 3 Question
